Common questions
01 Can my HOA prohibit an ADU?
No. California law (AB 670) strips HOAs of authority to prohibit ADUs on single-family lots. HOAs can still review aesthetics — but they cannot ban.
02 How long do HOA approvals take?
For a well-prepared package: 4–8 weeks from ARC submission to approval. Poorly-prepared packages bounce for revisions and can take 4–6 months.
03 Do I have to notify neighbors?
Most HOAs require adjacent neighbor sign-offs before ARC review. Some require a mailing to all HOA members. We prepare the notification packages.
04 What if the HOA denies my project?
ARCs almost never deny outright — they request revisions. If a denial isn't fixable through revision, most HOAs have an appeal process. We help clients navigate it.
05 How much does HOA package prep cost?
Straightforward HOA package: $1,800–$4,500. Complex projects (custom home, major addition, coastal HOA): $4,500–$9,000.
